Thailand will let you stay for years without ever calling you a resident. On 15 September 2026 the visa-free door narrowed: the 60-day stamp that 93 countries and territories held is gone, and passport holders of 60 countries now get a 30-day exemption30-day visa exemptionSince 15 September 2026, Thailand's unilateral visa-free entry for tourism and short business trips, granted to passport holders of 60 countries and territories. It allows up to 30 days, extendable by up to 30 more at an immigration officer's discretion. It replaced the 60-day exemption that had covered 93 countries. of 30 days, with the same again at an immigration officer’s discretion.

Below that the list thins. Seychelles and Mauritius, 2 countries in all, get 15 days, and Visa on ArrivalVisa on ArrivalA visa issued at designated Thai immigration checkpoints for a 2,000 THB fee. Since 15 September 2026 it is available only to passport holders of Azerbaijan, Belarus and Serbia. survives for Belarus and Serbia and is new for Azerbaijan. Bilateral treaties run on a separate track that the new regime left untouched, and Brazilian and South Korean ordinary passports keep 90 days under theirs. Russian, Chinese and Kazakh passports did lose something: they had been on the revoked scheme, so they fall back from 60 days to the 30 days of their treaties.

None of that is the hard part. Thailand is very good at arrivals. The question comes later, once the years start to pile up: what do they add up to? Three gaps decide whether the country is a base or a very long holiday.

Long visas, and no road to permanent residence

The menu is generous. The DTVDTVA five-year multiple-entry visa for remote workers and freelancers ('workcation'), for Thai soft-power activities such as Muay Thai, cooking courses or medical treatment, and for their spouses and children. Each entry allows 180 days, extendable once by up to 180 days. Applicants must show 500,000 THB in the bank. runs 5 years on multiple entries, gives 180 days per entry with one extension of the same length, and asks for a bank balance of THB 500,000. Washington wants three monthly statements each at that level; Helsinki accepts one recent statement, so check your own mission. Some missions now also ask for local residence proof and a criminal-record certificate.

The LTRLTR visaA 10-year (5+5) visa run by Thailand's Board of Investment in four categories: Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals and Highly-Skilled Professionals. It replaces the 90-day report with a yearly one, exempts holders from re-entry permits and carries tax benefits under Royal Decree 743. is the serious instrument: 10 years, issued as five plus five with a fresh BOIBOIThailand's investment-promotion agency. It sets the criteria for, and endorses applicants to, the LTR visa and the startup-only SMART visa. endorsement, on an income test for three of its four categories: $ 80,000 a year, or $ 40,000 with a master’s degree, owned IP or, for pensioners, an added investment in Thailand. Thailand PrivilegeThailand PrivilegeA fee-paid membership that comes with a long-stay visa. Tiers range from Bronze (650,000 THB, 5 years) to Reserve (5,000,000 THB, 20 years). It does not lead to permanent residence. skips the tests and charges instead, up to THB 5,000,000 for the longest tier.

Then the ladder stops. Permanent residence is a separate queue altogether: a quota of 100 people per nationality a year, filed on form TM.9TM.9The form used to apply for permanent residence in Thailand. It can be filed only during the annual quota window: 100 applicants per nationality and 50 stateless persons. For the 2025 quota, the window was 9 March – 3 April 2026. in a window that ran from 9 March to 3 April 2026 for the 2025 quota. Under four weeks of filing time, once a year. Naturalisation exists beyond that, with a Thai-language interview attached, and no long-stay visa feeds into either.

The foreign-income myth ended in 2024

Tax residence begins at 180 days in a calendar year, not the 183 most readers expect. Cross it and Revenue Department Order Por. 161/2566Por. 161/2566A Revenue Department order of 15 September 2023 that reinterpreted section 41 of the Thai Revenue Code. From 1 January 2024, foreign income that a Thai tax resident earned in a year of residence is taxed in whatever later year it is brought into Thailand, ending the old practice of waiting a year before remitting. A companion order, Por. 162/2566, exempts income that arose before 2024. applies: foreign income earned from 1 January 2024 becomes taxable in whichever year you bring it into Thailand, however many years later that is. Income that arose before 2024 stays outside the rule under the companion order, Por. 162/2566.

This is a remittance basisremittance basisThe way Thailand taxes a resident's foreign income: not when it is earned, but when it is brought into the country. Since 2024, bringing it in any later year counts, as long as it was earned in a year when the person was resident, on or after 1 January 2024., not worldwide taxation, and the distinction is worth money. What stays abroad stays untaxed. What lands in a Thai account joins assessable income on the ordinary progressive scale, which reaches 35 % above THB 5,000,000 of net income.

The relief everybody links to is still a draft, not enacted as of mid-September 2026, so any article announcing that Thailand scrapped the remittance tax is describing a proposal. Check the date on everything, the Revenue Department included: its own English page still shows the scale labelled for the 2013 and 2014 tax years, with a lower top threshold than the one in force.

One clean exemption does exist, and it comes bundled with a visa. Royal Decree 743Royal Decree 743A 2022 Thai royal decree with the tax benefits of the Long-Term Resident visa. It exempts foreign income brought into Thailand for three LTR categories (Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals). Highly-Skilled Professionals may instead pay 17% withholding on salary from a target-industry employer. lifts tax on remitted foreign income for LTR Wealthy Global Citizens, Wealthy Pensioners and Work-from-Thailand Professionals, while Highly-Skilled Professionals get withholding capped at 17 % on qualifying salary instead. Wealthy Global Citizens buy in with $ 500,000 invested in Thailand, inside a separate asset test. The reliable way out of the remittance rule is to be wealthy enough not to need it.

A flat you can own, ground you cannot

No foreigner holds Thai land in their own name. A condominium unit is the exception: under section 19 bis of the Condominium Act, foreigners together may hold up to 49 % of the floor area of all units in a building, and a buyer without Thai permanent residence or BOI admission generally has to show the purchase money came from abroad before the Land Office will register it. A house on land comes as a lease. In the Thailand Law Online translation of section 540 of the Civil and Commercial Code, used here because the official text could not be reached, a lease is capped at 30 years, and anything longer than three years binds in full only once it is registered against the title deedChanoteThailand's full land ownership title deed, issued by the Department of Lands with a surveyed parcel map. It is the only land document that proves ownership rather than possession, so check for it before any purchase or long lease. Foreigners cannot be named as owner, but a lease, usufruct or mortgage can be registered on it. at the Land Office. Leases over 3 years must be registered at the Land Office to bind in full. Renewal is possible, but in case 4655/2566 the Supreme Court refused to enforce pre-paid '30+30+30' renewal promises. that agents sell as standard practice is weaker than it sounds: in judgment 4655/2566 the Supreme Court declined to enforce renewals pre-agreed on the original terms, while accepting that a lease can be renewed.

Thai companies with nominee shareholders are illegal, whatever the brochure implies. Law firms report that registrars began asking Thai shareholders to document their source of funds on new registrations from January 2026, tightened again in August. Nobody publishes enforcement counts, so read that as reporting rather than as a measured risk.

What the brochure leaves out

For most residents the everyday danger is the road. WHO estimated 25.4 road deaths per 100,000 people in 2021, the highest figure in the comparison below, and at least half of the reported deaths involve motorcycles and other two- or three-wheelers. Outside Bangkok a scooter is the default way to move.

Air quality has a season and a map. Northern Thailand fills with agricultural and forest smoke from February to April, the burning seasonburning seasonThe February–April period when agricultural and forest fires in northern Thailand and neighbouring Myanmar and Laos fill the northern valleys with smoke. The Pollution Control Department tracks it as a 1 January–31 May "crisis window"; in 2024 the 17 northern provinces averaged 47 µg/m³ of PM2.5 over that window, against a Thai 24-hour standard of 37.5. that Chiang Mai residents plan their year around; Bangkok runs a milder version from November to March, while Phuket recorded no exceedance days in 2025. English is the other thing to price honestly. EF’s self-selected 2025 index puts Thailand near the bottom of its table, below every ASEAN neighbour except Cambodia.

Two things pull the other way. The Global Peace Index 2026 places Thailand — of 163 with a score of 2.09, where lower is calmer, and the fall came from the report’s conflict indicators, terrorism impact and deaths from internal conflict. In Thailand that means the Deep South and the 2025 fighting on the Cambodian border, not anything a resident of Chiang Mai meets. Health care is the quiet strength: a WHO universal coverage index of 82, with private hospitals that draw patients from across the region.

On cost, the honest anchor is the official one. The National Statistical OfficeNSOThailand's National Statistical Office, under the Ministry of Digital Economy and Society. Its Household Socio-Economic Survey is the official source for what Thai households earn and spend, by region and province. It does not publish the rent a tenant pays. puts average household spending at THB 22,420 a month in 2025, and THB 32,695 in Bangkok proper. Those are households of about 2.5 people nationally and 2.2 in Bangkok, not individuals, and Phuket households out-spend Bangkok ones.

No agency publishes what a tenant actually pays, so every rent figure circulating online is crowdsourced, including the confident ones. VAT sits at 7 %, held down by a reduction that the Royal GazetteRoyal GazetteThailand's official journal. Laws, royal decrees and ministry or committee notifications take legal effect only once published there, often 'from the day following publication'. Many rules that affect foreigners, such as alcohol sale hours and visa-exemption lists, change by Gazette notice rather than by new legislation. has now extended to September 2027.

So who does Thailand fit? The remote worker content to renew, leave, re-enter and keep counting days. The high earner or retiree who clears the LTR bar and collects both the long stay and the exemption with it. The buyer who wants a flat with a view rather than a plot of land.

It does not fit anyone who needs a residence clock that ends in permanent status, anyone picturing a house on ground they own, or anyone planning to live on foreign income brought in untaxed without an LTR. Those three are built into the system. No lawyer engineers them away.
